Planning Applications and Lawful Development
New buildings and extensions to existing buildings are regulated by the planning system. Your Local Authority planning department might need to give permission for a building project to proceed. We can liaise with your Local Authority planning departments on your behalf.
Many individuals and organisations are unaware that in some cases an application for planning permission is not required. Documentation has been published and is periodically updated indicating the rules for works that may be classed as permitted development. In the case of residential premises we would recommend an application for a lawful development certificate which confirms that the work you intend to or have carried out falls within your permitted development rights and will aid the smooth sale of your property in the future.
Building Regulations
Building regulations make sure that new building work is safe, healthy, accessible and energy efficient. This is a different and separate service from the planning process and requires more detailed information than we would normally submit for a planning application. For most building projects, you’ll need building regulations approval. You should check if building regulations approval is required even if your project is ‘permitted development’.
Working Drawings
We can provide your with the drawings produced for building control which are sometimes referred to as working drawings. The requirement for working drawings depends largely on the complexity of your project. In some cases the work you want to carry out is simple enough that your builder can agree the details of the works with your building control inspector as the works progress on site. This type of application is called a Building notice and is particularly useful when you already have an agreed price with a trusted builder (or you are carrying out the works yourself). For more complicated projects or where you want to put your project out to tender in order to appoint a builder based on an accurate quote. We feel it sensible to advise that in order for your builder to give you an accurate quote rather than an estimate a full set of working drawings will normally be required.
